Full Details

Set among five acres of olive groves outside the whitewashed town of Ceglie Messapica in Puglia, Villa Castelluccio is a serene retreat designed by Studio Andrew Trotter. Once a typical 1920s countryside villa, it has been reimagined with the rustic elegance that defines Trotter’s work – a place where contemporary comfort and Puglian tradition merge seamlessly.

Commissioned by a British family seeking a European escape, the three-bedroom, three-bathroom home was revived from a ruin with the help of local craftsmen using traditional techniques and materials. Today, it is both a beloved private residence and a highly successful holiday rental, generating a significant income for its current owner.

The design is defined by restraint and simplicity. Inside, soft tones and natural textures create a calming atmosphere, while a series of openings connect the interior with the outdoors. The front entrance leads on to a central living room, which flows into a kitchen and dining area. With its fireplace and open-plan arrangement, this space forms the social heart of the home. Here, bespoke concrete countertops and sinks, handmade by local artisans, are paired with brass fittings and simple joinery.

Two bedrooms in the main house have en suite bathrooms and super-king beds. A third, self-contained studio bedroom sits just a few metres from the house, complete with its own shower room and sun terrace – ideal for guests.

The house sits lightly within its landscape, framed by olive trees and the region's characteristic dry stone walls. Outside, a large covered terrace extends from the main living space, with an outdoor kitchen, dining area and relaxed seating beneath pergolas. Beyond this, a path leads to a partially-walled pool area, offering a sense of enclosure and seclusion while maintaining open views across the grove. Mature, naturalistic planting inspired by Piet Oudolf's landscaping surrounds the pool area, while two outdoor showers complete the space.

Villa Castelluccio’s appeal lies in its balance: rustic yet refined, grounded yet quietly luxurious. The home is equipped with modern comforts – including air conditioning, central heating, an alarm system, and private parking – ensuring effortless use year-round.

Villa Castelluccio presents a rare opportunity to own a signature work by Studio Andrew Trotter – a house that captures the spirit of rural Puglia through its architecture, atmosphere and setting. With its established reputation as a holiday rental and proven record of generating substantial income, it combines the charm of a private retreat with the potential of an ongoing investment.

Villa Castelluccio sits just beyond the whitewashed town of Ceglie Messapica, one of Puglia’s most authentic hilltop towns, known for its slow rhythm and food culture rooted in tradition. Though deeply private, the villa is perfectly positioned for exploration: the “White City” of Ostuni is around 20 minutes away, with its winding streets, sun-bleached stone and panoramic views stretching to the Adriatic.

To the north, Martina Franca and Locorotondo offer elegant piazzas and baroque architecture, while the UNESCO-listed trulli of Alberobello can be reached in under 40 minutes. The coast is equally close – long stretches of golden sand and turquoise water are about half an hour’s drive away, whether you head east towards the Adriatic or west to the Ionian shores.

Brindisi Airport is around 25 minutes by car, and Bari Airport just over an hour, keeping the villa well-connected yet blissfully remote.

A note from Jayne, the owner:

When I first saw Villa Castelluccio, it felt like a small world of its own, the raw beauty all around, the patina stone glowing at sunset, and the sound of cicadas in summer evenings. The house has a calm, grounded energy that makes time slow down. There is beauty all around, the energy is simple and yet elegant inside and out.

Ceglie Messapica , 10 mins away by car is my local town it’s one of Puglia’s hidden gems-full of life yet never overcrowded. Morning coffee in the main piazza at dinner at Cibus or Osteria il divino gustare, two of my favourites are always a pleasure.

Ceglie Messapica has a wonderfully authentic atmosphere, one of the oldest towns in Puglia, but with a fresh creative energy coming through. Along the whitewashed streets, there are now a handful of small, boutique shops and individual ateliers opening up, giving the town a growing reputation for independent, niche design and craftsmanship. It still feels local and real, but you can sense it’s becoming quietly fashionable.

On summer mornings, I head to the market in Ostuni which is one of my favourite markets , I can buy all my seasonal produce there straight from the land and very reasonable prices

What I love most is the balance, privacy and stillness of the countryside, yet close to my local town and to the coast, Ostuni, and the timeless rhythm of southern Italy.

Villa Castelluccio isn’t just a house; it’s a way of life, slow, tactile, and beautifully simple.
